Building Operations Manager (Mechanical & Electrical)/Cbd/Commercial Grad A Bldg/Max $6500

Reports to Head of Operations / Senior Operations Manager. Responsible for the overall management of the Mechanical & Electrical(M&E) operations of Grade A commercial building standards. • Develop and implement Standard Operating Procedures (SOPs) and departmental Business Continuity Plan (BCP) to improve operational efficiency and productivity. • Develop plans and manage daily operations to ensure excellent standards are achieved and requirements are met according to agreed service levels. • Engage and align all stakeholders with clear, results-oriented communication. • Lead and supervise M&E team and Outsourced Service Providers. • Liaise with government authorities and consultants to ensure full compliance with building and statutory requirements/regulations. • Implement safety and health measures in strict compliance with the WSH Act and all relevant regulatory requirements. • Manage capital replacement works, asset enhancement initiatives and maintenance repair/replacement whenever assigned. • Perform any ad-hoc duties or assignments as assigned by Management. • Review contracts' specifications to ensure cost effectiveness and competitiveness. OPEX/CAPEX • Prepare and conduct tender exercises for OPEX/CAPEX works such as replacement, upgrading or redevelopment works and manage such works according to timelines. • Prepare approval papers for OPEX/CAPEX requests. • Prepare budgets for OPEX/CAPEX works and manage the annual maintenance/expenditure within approved budget. Mechanical & Electrical • Management of Mechanical & Electrical (M&E) and monitoring of outsourced service providers: o Administer all contractual obligations and timely renewal of maintenance contracts for all M&E-related works. o Evaluate the work quality of outsourced service providers and ensure that a high standard of maintenance and operational efficiency of the buildings are achieved. o Manage outsourced service providers and monitor processes that support the core business of the organi…
