Position Objectives The Maintenance Executive will support the Operations Manager in the day-to-day management of the maintenance, asset tagging compliance/updates, security & office operations and materials management. Job Description 1. Maintenance To examine building to determine needs for repairs or replacement of furniture or equipment and make recommendations to the Operations Manager. To investigate damages to facilities, determine responsibility and assess charges for damages. To coordinate for repair and maintenance of all mechanical & electrical equipment, plumbing, fire safety equipment and system. To develop and maintain a list of all equipment with/require warranty. To ensure proper documentation of all premises defects and repairs. To be responsible for upkeep and maintenance/repair of the building, grounds and all equipment. To supervise or carry out maintenance service and repairs in the areas of plumbing, painting, plastering, equipment servicing to the Home’s facilities. To coordinate with the pest control vendor and disposal of all types of waste. To ensure that repairs and maintenance are compliance with all safety standards and codes. To ensure that all fire safety equipment are in good working conditions at all times. To establish standards and procedures for the work of external workers for projects. 2. Asset Tagging Compliance/Updates To ensure that the premises is kept clean all the times. To organize cleaning with housekeepers in case of emergency or staff shortage. 3. Security and Medical Centers Operations To assist the Operations Manager to develop and implement security measures for the building & premises. To be responsible for the maintenance and operations of the central audio-visual system, security and CCTV systems and fire safety equipment. 4. Materials Management To work with inventory executives to issue supplies to staff. To maintain proper records of the movement of stocks/inventory of the building & premises. To ensure that all supplies are sufficient. To raise purchase requisitions and purchase orders. To check supplies to ensure that stocks are not expired. To conduct half yearly stock-taking for inventory and fixed assets. To maintain cleanliness of the store-rooms. 5. Others To make recommendations to improve service and ensure more efficient operations. Any other related duties as assigned. Requirements Nitec or Diploma in Mechanical, Electrical or Electronics, Mechatronics or relevant disciplines preferred Minimum 1-2 years of supervisory and facility management experience 5 days work week but need to be on standby mode for emergency cases (eg.power trip).
