Job Summary The Quantity Surveyor is responsible for managing the commercial and contractual aspects of construction and engineering projects from project commencement through to final account settlement. The role supports project profitability through effective cost control, contract administration, progress claim management, variation order evaluation, loss and expense claims administration, and stakeholder coordination while ensuring compliance with contractual and project requirements. Manage Project Costing & Commercial Performance Prepare project cost estimates, budgets, cost plans, cash flow projections, and cost reports. Monitor project expenditures, commitments, and profitability against approved budgets. Conduct cost analysis and identify potential cost-saving opportunities and commercial risks. Support project teams in evaluating the financial impact of design changes, site instructions, and project variations. Provide commercial advice and recommendations to support project decision-making. Administer Progress Claims & Payment Processes Prepare, submit, and negotiate progress claims in accordance with contractual requirements. Evaluate, verify, and certify subcontractors' and suppliers' payment claims. Monitor project payment status and follow up on outstanding receivables. Maintain proper records and supporting documents for claims and payment submissions. Manage Variation Orders (VO) & Contractual Claims Prepare, assess, substantiate, and negotiate variation order claims arising from changes in project scope, specifications, drawings, and site conditions. Review contractual entitlements and evaluate the commercial impact of variations and change orders. Compile supporting documentation and cost breakdowns for claim submissions. Liaise with clients, consultants, subcontractors, and suppliers on claim evaluations and negotiations. Manage Loss & Expense (L&E) Claims & Final Accounts Prepare and administer Loss & Expense (L&E) claims arising from project delays, disruptions, prolongation costs, and other compensable events. Maintain accurate records and cost data to support contractual claim submissions. Negotiate and finalize claim settlements with clients and consultants. Prepare, review, and close project final accounts with clients, subcontractors, and suppliers. Administer Contracts & Commercial Compliance Review contract documents, specifications, and contractual obligations to identify commercial and contractual risks. Ensure compliance with contract terms, project requirements, and company policies. Support dispute avoidance and resolution activities through proper contract administration and documentation. Maintain project commercial records and contractual correspondence. Coordinate Stakeholders & Project Support Work closely with Project Managers, Engineers, Consultants, Clients, and Subcontractors on commercial and contractual matters. Participate in project meetings and provide updates on project costs, claims, risks, and commercial performance. Support procurement activities including quotation reviews, tender evaluations, and subcontractor engagement where required. Requirements Degree or Diploma in Quantity Surveying, Building, Construction Management, Civil Engineering, or a related discipline. Minimum 5 years of relevant Quantity Surveying experience in the construction, engineering, M&E, ACMV, or built environment industry. Strong experience in Progress Claims, Variation Orders (VO), Loss & Expense (L&E) Claims, Final Accounts, and Contract Administration. Good knowledge of construction contracts, commercial management practices, and project cost control. Proficient in Microsoft Office applications, particularly Excel. Strong analytical, negotiation, communication, and stakeholder management skills. Able to work independently and manage multiple projects within tight timelines.
