Associate Director/Director - Investments & Business Development

We are recruiting for an Investment & Business Development Senior professional (Associate Director/Director). You will be responsible in driving their next phase of growth. This will include regional growth, cross-border capital deployment, and portfolio expansion. Reporting to the CEO, you will be responsible for emerging/developed market real estate investment opportunities. You will be looking to navigate diverse regulatory landscapes, and structures high-value cross-border transactions. Key Responsibilities 1. Regional Investment & Acquisition Cross-Border Sourcing: Originate high-yield real estate acquisitions, joint ventures, across primary SEA markets as well as other developed Asia Pacific markets Macro & Micro Underwriting: Review complex financial models (DCF, IRR) incorporating regional tax laws, currency risks, and inflation Deal Execution: Lead the end-to-end transaction lifecycle, managing local due diligence, regulatory approvals, and capital repatriation compliance 2. Business Development & Partnerships Market Entry Strategy: Formulate market penetration plans tailored to localized demand trends in logistics, hospitality, commercial Local JV Alliances: Build and manage strategic partnerships with regional real estate player, family offices, and sovereign wealth funds Executive Advisory: Present targeted regional risk-reward investment theses directly to the Board of Directors and the Investment Committee Requirements Bachelor’s degree in Real Estate, Finance, or Economics (MBA or CFA is highly preferred) Minimum of 12 years of real estate private equity, investment, or development experience, with at least 5 years specifically executing cross-border deals Working knowledge of SEA real estate regulations, foreign ownership structures, tax treatment, and advanced financial modeling skills Existing network of regional brokers, local operating partners, and institutional investors with some prior experience in fund raising/treasury/financing will be an advantage Thrive in an entrepreneurial setting, independent and resourceful All applications will be treated in the strictest confidence.
