About this role

Job Description We are seeking a highly organized and driven Quantity Surveyor / Procurement Coordinator with a proven track record in commercial developments to join our project team. Reporting directly to the Chief Operating Officer (COO), you will be key to managing the financial and contractual aspects of our commercial construction projects. You will handle budget forecasting, tender evaluations, contract management, and material cost controls to ensure our large-scale projects are delivered profitably, efficiently, and on time. Key Responsibilities Cost & Budget Management: Prepare accurate cost estimates, project budgets, and financial forecasts for commercial construction projects. Track ongoing costs, monitor progress, and assess the financial impact of design or scope variations. Tender & Contract Administration: Draft, review, and manage contracts between clients, contractors, and suppliers. Prepare comprehensive tender documents, evaluate competitive bids, and advise management on contractor selection. Material & Cost Control: Implement strict cost control measures on-site, specifically monitoring and controlling material wastage to optimize commercial project profitability. Valuations & Claims: Conduct interim valuations, certify progress payments to contractors, and efficiently manage the successful closing of final accounts. Risk Management: Actively identify potential financial or contractual risks early and propose strategic solutions to mitigate them. Management Reporting: Provide regular financial updates, cost-benefit analyses, and operational reports directly to the COO. Ad-Hoc Support: Support the COO and Immediate Management with ad-hoc operational, procurement, or financial tasks as required. Requirements Project Experience: Must have hands-on experience working on commercial construction projects (e.g., offices, retail malls, industrial buildings, institutional developments). Candidates whose experience is limited solely to residential projects will not be considered. Experience Duration: Minimum 1 year of experience in construction procurement, quantity surveying, or building variation works. Education: Formal degree is not compulsory; we highly value practical capability and real-world commercial project experience. Industry Knowledge: Solid understanding of commercial construction procedures, material specifications, and project management principles. Familiarity with commercial quality, health, and safety standards. Core Competencies: Strong analytical, time-management, and organizational skills. Outstanding negotiation and client-facing communication abilities. A collaborative team player with a proactive attitude and the ability to interface confidently with C-level executives.
