We are looking for a dedicated Manager with great leadership skills. The individual should be knowledgeable and experienced in managing commercial buildings. Ideal candidates will display an ability to comprehend complex systems, identify the sources of any problems that arise, and decide on which actions to take to fix them. Job Responsibilities Lead and manage a team of Building Executives and outsourced service providers (including security, cleaning, concierge, landscaping, pest control and other facility service partners) to ensure the efficient day-to-day operation of a premium commercial building. Assume overall responsibility for the building's operational performance, ensuring the property is maintained to the highest standards of safety, cleanliness, functionality, security, and presentation, delivering an exceptional experience for tenants and visitors. Develop, implement and continuously improve operational procedures, preventive maintenance programmes, and service standards to achieve operational excellence and industry best practices. Conduct regular in spections of all common areas, building facilities, car parks, external areas, sign age, landscaping and tenant-accessible spaces, ensuring defects are promptly rectified and the building consistently maintains a first-class appearance. Lead and monitor the performance of the building management team, ensuring high standards of service delivery, accountability, productivity, and compliance with established operational procedures. Manage the performance of all service providers and contractors through regular audits, inspections and performance reviews, ensuring contractual obligations, service level agreements (SLAs), statutory requirements, and Environmental, Health & Safety (EHS) standards are consistently met. Work closely with the M&E team to ensure all building systems and critical infrastructure operate efficiently, reliably, and with minimal disruption to tenants and business operations. Plan, prepare, evaluate and administer quotations and tenders for maintenance services, repairs, replacement works, capital improvement projects and operational services. Recommend suitable contractors based on technical capability, service quality and commercial value. Prepare and manage the annual operating budget and Capital Expenditure (CAPEX) budget. Monitor expenditure closely, implement cost optimisation initiatives, and ensure effective financial control while maintaining high service standards. Prepare management reports, operational analyses, vendor performance evaluations, maintenance plans, risk assessments and recommendations for continuous improvement. Oversee defect management, asset lifecycle planning and major repair or upgrading projects, ensuring works are completed safely, on schedule, within budget and to the required quality standards. Foster strong relationships with tenants by ensuring prompt resolution of feedback, operational issues and facility-related requests, while maintaining high levels of tenant satisfaction and service excellence. Lead the building's sustainability initiatives, including GreenMark certification and recertification programmes, energy efficiency projects, environmental compliance, and implementation of ESG-related initiatives. Ensure full compliance with all applicable statutory requirements, including the Building Maintenance and Strata Management Act (where applicable), Fire Safety Act, Workplace Safety and Health (WSH) requirements, and other relevant regulations. Oversee all fire safety management matters, including regular inspections of fire protection systems, coordination of testing and maintenance, organisation of fire evacuation drills, tabletop exercises, and inspections by the Singapore Civil Defence Force (SCDF), ensuring continual regulatory compliance. Liaise and maintain effective working relationships with government agencies, statutory authorities, consultants, tenants, auditors, and stakeholders on all building operational, compliance and licensing matters. Ensure all statutory licences, permits, certifications and regulatory submissions are renewed and maintained in a timely manner, with proper documentation and record management.
