Role Overview The Project Controller is ZLC's guarantee to every client that what was promised will be delivered, on time, to standard, and without surprises. The Project Controller assumes ownership of project execution, coordinating people, resources and site activities from commencement through successful completion. As one of the key operational leaders of the business, the Project Controller plays a critical role in protecting project quality, profitability, client satisfaction and ZLC's reputation. This role offers significant ownership and autonomy, with the opportunity to manage multiple projects and contribute directly to the company's continued growth. 3. Key Responsibilities Take full ownership of site operations from project handover to client sign-off, managing schedule, quality, and cost performance on all assigned projects Understand and communicate to clients a range of drawings (2D/3D) (Civil & Structural, electrical, plumbing, carpentryetc) Supervise on-site work to ensure quality control and safety standards by actively managing our in-house project team, subcontractor relationships, including scheduling, briefing, performance management, and to escalate when required Enforce BizSAFE and WSH compliance on all sites; conduct toolbox meetings and maintain safety records. Understand and execute all statutory submissions and requirements Manage overall project costings, reduce wastage and optimize profitability Prepare and oversee project schedules with an understanding of the flow and prioritization of services provided by subcontractors and suppliers. Set deadlines, monitor and summarize progress of project Conduct regular site inspections and prepare accurate, timely site reports; flag issues and proposed solutions before they become delays Coordinate with the Design Consultant on client expectations, scope changes, and project milestones; ensure the client is informed proactively Identify and document variation orders promptly; brief the QS for costing within an agreed turnaround of any scope change Conduct pre-handover quality inspections; ensure defect rectification before client handover Manage material delivery schedules and site logistics to avoid downtime 4. Experience &Requirements • Minimum 3 years of site supervision or project management experience in renovation, construction, or interior fit-out • Working knowledge of renovation trades: wetworks, tiling, carpentry, M&E coordination • BizSAFE Level 3 or above; familiarity with MOM WSH regulations and on-site safety requirements • Able to read 2D drawings and schematics; familiarity with SketchUp or 3D visualisation tools is an advantage • Good communicator and ability to influence without using authority, provide clear instructions on-site and write clear site reports; able to handle client questions on-site professionally • Detail-oriented with a natural instinct for quality • Good stakeholder management skills, to manage multiple stakeholder groups to foster good working relationships • Proven ability to mana…
