Contract Manager, Lease Management At Tanjong Pagar, Up To $7000

Responsibilities: Lease/License Documentation Preparation of leasing offers & other leasing documentation Updating of leases /license in relevant asset and/or financial systems Updating of Tenancy Schedules Review lease/license templates in compliance with prevailing rules, guidelines and statutory requirement Track acceptance of Letter of Offer/Lease Agreement/Deed from tenants and upload to system to trigger system acceptance Compute revised rent, service charge and security deposit due to change of leased area after re-survey Prepare variation/side letters to notify affected tenants of surveyed areas Liaise with internal Group Legal and external solicitors on any matters relating to lease/licenses Update system to issue credit note/tax invoices for any shortfall and up-stamp fee (if applicable) Prepare letter of consent for novation / assignment and Novation Agreement Prepare non-renewal letter and Deed of Surrender (for pre-termination) Attend to tenant's queries on rent payment Track Gross Turnover Sales Figures (GTO) of retail tenants with GTO component and approve the updates to system for GTO billing Track yearly submission of audited statement for GTO from tenants E-stamping for lease including extension cases Prepare hand-over summary to Operations team for new leases & renewals Safekeep original lease documents Approve requests put up for refund of deposits Approve lease termination in system Overseeing the arrears management and to attend to any legal proceedings as required by Landlord (such as Writs of Possession or Writs of Seizure and Sale or Distress Actions) Weekly/Monthly/Quarterly Reporting Verification of monthly system generated/manual tracking Tenancy report Preparation & submission of weekly/monthly/quarterly reports as required by Landlords Submission of Valuation Report IT Contribution Actively participate in Business Process Improvement / Innovation of the Lease Management work scope Period: 2 years contract Location: Tanjong Pagar Working Hours: Monday to Friday, 8.30am to 6pm Salary: Up to $7000 Requirements: Minimum Degree in any discipline At least 3 years of experience in leasing/lease administration work with prior HDB work experience would be an advantage Good and careful with details and the analysis of numerical data Be conversant with MS Office applications Adaptable to new software application Self-motivated, independent and customer-oriented Good team player with good interpersonal and communication skills Interested applicants, kindly email your detailed resume (MS Word format is preferred): tracy@successhrc.com.sg (Reg No: R1107390) Please ensure that applications sent through email are no bigger than 1Mb.
