Job Summary: We are looking for an experienced Manager, Office Operations to oversee the day-to-day operations and maintenance of a commercial office development in Singapore. This role is responsible for ensuring operational excellence, regulatory compliance, contractor performance, and delivering a safe and efficient environment for tenants and stakeholders. Key Responsibilities: Lead the day-to-day operations and maintenance of commercial office buildings. Develop and implement preventive maintenance programmes to ensure optimal building performance. Lead and supervise the operations team, including coaching and developing executives and property officers. Manage contracts, tenders, and vendor performance to ensure quality service delivery. Prepare and manage annual CAPEX and OPEX budgets while monitoring operating expenses. Plan and oversee asset enhancement, cyclical replacement and improvement works. Ensure compliance with BMSMA, MCST by-laws and all relevant statutory requirements. Coordinate fire safety, emergency response planning and workplace safety initiatives. Manage tenant fit-out works, operational issues, feedback and service recovery. Build strong relationships with tenants, contractors, consultants and regulatory authorities. Support MCST matters including Council meetings, AGMs, EOGMs and stakeholder engagement. Ensure accurate reporting, documentation and operational records. Requirements: Diploma or Degree in Building, Facilities, Estate Management, Mechanical & Electrical Engineering or a related discipline. At least 5 years of experience in commercial building or facilities management. Experience managing MCST properties and sound knowledge of the Building Maintenance and Strata Management Act (BMSMA). Strong knowledge of building operations, preventive maintenance and contractor management. Experience managing CAPEX, OPEX, tenders and service contracts. Good understanding of M&E systems, fire safety and statutory compliance. Strong stakeholder management and communication skills. Proven leadership experience managing site teams and contractors.
